the condition of the property is one of the most important.
A crucial part of marketing any project is the presentation.
In order to compete effectively with other sellers, homeowners
must present their homes to the marketplace in an attractive
and desirable condition. According to the National Association
of REALTORS, the average purchaser looks at 18 properties
prior to purchasing a home. And, available buyers will always
seek the best-priced property in the best condition.
KEY FOCUS AREAS
1. Repairs – If something needs repair, fix it.
2. Cleaning – In addition to all rooms in your home,
also clean windows, flooring, light fixtures, closets, attic
& garage.
3. Neutralizing – Think neutral when painting or replacing
flooring and carpeting - stay away from bold colors.
4. Space Management – Create the illusion of more space
by rearranging or removing furniture, collectibles, clutter,
off-season clothing, etc. If necessary rent a storage space.
Light also creates a sense of space so be sure to turn on
lights and open window coverings.
5. Atmosphere – A clean smelling home creates a positive
image. The best strategy is to remove the source of smells
rather than cover them up, but if that is not possible, carpet
and room deodorizers, air fresheners, potpourri and fresh
flowers are a few ways to enhance the atmosphere of your home.
6. Staging – Small details can make rooms more attractive
and appealing, utilize color, lighting and accessories to
emphasize the best features of your home.
7. Exterior – Inspect your screens, locks, gutters,
roof, windows and exterior doors for needed repairs –
don’t turn off a buyer before they even get inside your
home. Utilize pots of flowers, outdoor furniture and/or wreaths
to “stage” the outside of your home.
8. The Yard – Keep your lawn mowed and edged, prune
and shape shrubs and trees.
9. The Driveway – Often overlooked, this is one of
the first things a prospective buyer sees. Keep your driveway
swept and washed, and, repair any cracks or holes.
